General Contractor in Centennial

Centennial is a young city with a lot of established homes. Most projects here are additions and renovations reviewed by the City, the fire district and an HOA, each on its own timeline.

We are a general contractor in Centennial, Colorado, building additions, kitchen and whole-home renovations, new homes and commercial space. Centennial incorporated on February 7, 2001, from unincorporated Arapahoe County, absorbing the former Castlewood and Southglenn communities. With more than 100,000 residents at the time, it was described as the largest incorporation in U.S. history. The city is new, but much of its housing is not, and I-25 divides it roughly in half, with most business and entertainment centers west of the highway.

City codes, with a separate fire review

The City of Centennial Building Division handles permits, inspections and contractor licenses, and both are applied for online. The City is on the 2021 code cycle: the 2021 International Building, Residential, Existing Building, Fuel Gas, Mechanical, Plumbing and Swimming Pool and Spa Codes, the 2023 National Electrical Code, the 2017 accessibility standard and the 2024 Centennial Property Maintenance Code. Its energy code is the 2021 International Energy Conservation Code with City amendments to sections C405.11 and C405.12, and it has adopted the 2025 Colorado Wildfire Resiliency Code.

The fire code is the part people miss. South Metro Fire Rescue enforces the 2021 International Fire Code in Centennial and requires its own application. On a commercial tenant finish or any project with fire sprinklers, alarms or access changes, that second review runs alongside the building permit.

Review times and how long a permit lasts

The City says building permit review takes about 5 to 20 business days, and a permit stays active for 180 days. That range is wide enough to matter, and corrections or a separate fire review sit on top of it, so we hold the schedule open until the permit is actually issued. Building materials use tax applies to permitted residential and commercial work, so it goes into the estimate rather than arriving as a surprise.

An HOA city

The City's map layer of HOAs, civic associations and neighborhoods lists 166 entries, which says a lot about how common association review is here. Many Centennial neighborhoods sit under an association with its own rules for exterior work. HOA approval is separate from the City permit, so for an addition, a new deck, new windows or a roof replacement, we put the association request on the schedule next to the permit application.

The terrain adds its own considerations. Centennial has many hills, gullies and ravines, with open space along Dry Creek, the High Line Canal Trail, Willow Creek and the Big Dry and Little Dry Creek trails. The Colorado Geological Survey maps potentially swelling soil and rock across the Front Range corridor, so additions get the same foundation attention as a new house, and radon and summer hail are planned for from the start.

Sequencing a Centennial project

  1. If The work changes the exterior of a house in an HOA

Then Submit the association request with the City permit, not after it.

  2. If It is a commercial space with life safety systems

Then Run the South Metro Fire Rescue application in parallel with the building permit.

  3. If Materials have long lead times

Then Schedule inspections so the 180 day permit stays active.

  4. If It is a re-roof

Then Book the mid-roof inspection; the photo waiver is the fallback, not the plan.

The Home Improvement Program

Centennial offers qualifying homeowners cash rebates of up to $300 on permitted repair and remodel projects, including accessibility improvements, through its Home Improvement Program. Applications are due within 90 days of final inspection. The 2026 funds are fully used, and the City expects a new cycle in 2027. It is a small amount, but it only applies to permitted work, which is one more reason to permit a remodel properly.

What we build in Centennial

Our Centennial work centers on remodeling, renovation and additions to established homes, alongside new residential construction and commercial projects on the west side of I-25. Our process lines up the City permit, the fire review and the HOA so none of them holds up the others.

The bottom line

  • Centennial issues building permits online; South Metro Fire Rescue handles the fire code separately.
  • Permit review runs about 5 to 20 business days, and permits stay active 180 days.
  • With 166 HOAs and neighborhoods on the City's map, association review is common.
  • Permitted remodels can qualify for a Home Improvement Program rebate when funds are open.
