General Contractor in Lakewood

In Lakewood, the design wind speed changes at Kipling Street, every new house gets a radon system, and larger projects post a recycling deposit before work starts. We build all three into the plan.

General Contractors Denver works as a general contractor in Lakewood for new homes, additions, renovations and commercial buildings. Lakewood sits immediately west of Denver in Jefferson County, crossed by I-70, the 6th Avenue Freeway, West Colfax, US 285, C-470 and the Wadsworth, Kipling and Sheridan corridors. It climbs from about 5,656 feet in town to 6,854 feet on Green Mountain, and that rise toward the foothills is behind the most unusual rule we design to here.

Two wind zones, split at Kipling

The City of Lakewood Building Division, part of Public Works, issues permits through eTRAKiT under the 2021 International Building, Residential, Energy Conservation and related codes with local amendments in Municipal Code Title 14, plus the 2023 National Electrical Code. Its Codes and Loads handout sets the design loads, and the wind number depends on which side of Kipling Street, the 10,000 West block, the property sits.

A 166 mph design wind speed changes hold-downs, sheathing nailing, roof attachment and window ratings. A plan drawn for an eastside lot and reused west of Kipling will not pass, so we confirm the zone from the address before the structural engineer starts.

Every new house gets a radon system

The state health department says about half of Colorado homes test above the EPA radon action level. Lakewood acted on it. The city adopted 2021 IRC Appendix F effective June 30, 2023, so new one and two family dwellings and townhouses from plans submitted on or after July 1, 2023 need a passive radon system: a vent pipe through the roof, sealed slab penetrations, a gasketed sump and a dedicated circuit for a future fan. The system is tested at the end of construction and upgraded to active if the test calls for it.

Recycling plans and a deposit on larger jobs

Lakewood requires a construction and demolition waste management plan for any demolition that generates listed materials, and for new construction, additions or alterations over 2,500 square feet of interior space, or multiple buildings over 5,000 square feet combined. The plan is filed in Green Halo with a performance deposit of $1 per square foot, up to $100,000. Listed materials include asphalt, concrete, cardboard, untreated wood, metal and reusable architectural salvage. The deposit is cash tied up until the diversion is documented, so it belongs in the project's cash flow from the start.

Planning a Lakewood project

  1. If The lot is west of Kipling Street

Then Design the structure for 166 mph and price the extra connections and sheathing.

  2. If It is a new house, duplex or townhouse

Then Draw the passive radon system and plan for the final test.

  3. If The project is over 2,500 sq ft of interior space or involves demolition

Then File the Green Halo waste plan and budget the $1 per sq ft deposit.

  4. If Any work falls in a floodplain, even a fence

Then Apply for the floodplain permit before building.

Gulches and floodplain permits

Lakewood Gulch, Weir Gulch, Sanderson Gulch and Bear Creek flow east through the city to the South Platte, Turkey Creek crosses the far southwest, and Lena Gulch, a Clear Creek tributary, crosses the northwest. Lakewood requires floodplain permits for all grading or construction in the floodplain, including fences, sheds, decks and retaining walls. Under the whole city, the Colorado Geological Survey reports swelling soil and rock beneath every major Front Range city, so the geotechnical report sets the foundation.

What we build in Lakewood

Our Lakewood work includes new homes, additions and rebuilds, custom homes on the city's western slopes, and commercial and mixed-use buildings around Belmar and the West Colfax corridor. Each starts in pre-construction, where the wind zone, radon design, waste plan and floodplain status are settled before pricing.

The bottom line

  • Lakewood permits run through eTRAKiT, and contractors must be registered with the city.
  • Design wind speed is 138 mph east of Kipling and 166 mph west of it.
  • New homes need a passive radon system, tested at the end of construction.
  • Projects over 2,500 sq ft need a Green Halo waste plan and a deposit up to $100,000.

Does a new house in Lakewood need a radon system?

Yes. Lakewood adopted IRC Appendix F, so new one and two family dwellings and townhouses from plans submitted on or after July 1, 2023 need a passive radon system, tested at the end of construction and upgraded to an active system if needed.
