How the services fit together

Most projects use more than one of these services, in sequence. A custom home might start with pre-construction planning, move into a design-build agreement, and finish under general contracting with dedicated project management. A tenant improvement might skip design-build entirely because the landlord's architect has already drawn it.

The build services describe what is being built: commercial buildings, homes and additions, custom residences and renovations of existing buildings. The planning and management services describe how the work is organized around them.

Where to start

  1. If you own a lot or a building and only have an idea

Then start with pre-construction, so budget and feasibility are known before design spending grows.

  2. If you want design and construction under one contract

    Then start with design-build.

  3. If you already have permit-ready drawings

Then start with general contracting and a pricing review of the drawings.

  4. If your project is underway but drifting

Then start with a project management review of schedule, cost and open decisions.
